Steiner Ranch HOA Lake Club lease to expire, Taylor may not renew with HOA

The Steiner Ranch Lake Club is a popular place where Steiner residents enjoy lakeside amenities, but there is a possibility that at the end of the year, residents will no longer have access to the spot.

The Steiner Ranch Lake Club is owned by Taylor Woodrow Communities, Steiner Ranch Ltd., the partnership that developed Steiner Ranch, according to Steiner Ranch HOA Executive Director Scott Selman. Since 1998, the HOA has had a lease agreement with the owner to use the facilities at no charge, other than the cost of maintenance. The original lease term was for 10 years and has been renewed on an annual basis since that time. The current lease is set to expire on Dec. 31.

Taylor is currently working to transition the Steiner community to a homeowner-run board. Because of that, Selman said he was not sure whether or not the lease would be renewed.

“I know (the owners) are working on plans for their departure from Steiner Ranch, and that the long-term status of the Lake Club is something they are working as part of this plan, but at this time, nothing has been determined,” Selman said.

A representative with Taylor Morrison, Taylor Woodrow’s parent, did not respond to a multiple requests for comment over the past month.

Although this information about the lease has been talked about at HOA meetings, some Steiner residents learned that the Lake Club lease may not be renewed through a posting on Facebook.

“This whole situation was brought to light through Facebook in the Steiner ‘Moms and Tots’ group,” said resident Nan Suong. “There is an action plan that was sent out via Facebook for residents to send out.”

An electronic survey has been circulating through SurveyMonkey, started by Bryttannee Eaton, asking residents how often they use the Lake Club, for what purposes and how interested they are in keeping the Lake Club as part of the HOA. It also asks if residents would be interested in the HOA purchasing the Lake Club and what amenities they’d like to see added, if any.

One Steiner resident posted on a social media discussion, “We would personally be willing to pay a reasonable assessment to purchase the land. Wondering if anybody else would. We love that space.”

Another resident said she received a response from HOA Community Manager Sharon Adams that said, “At this time, we do not know what Taylor Woodrow/Steiner Ranch plans to do with the Lake Club, but all of the current owners understand the desire of the homeowners to have the SRMA own that property.”
