The Heights at Vista Parke project has been delayed by the pandemic, golden-cheeked warbler and supply chain issues but despite it all, the 70 townhomes near Grandview are expected to be finished within a year.
“We were slated to obtain the site development permit in early 2020. When COVID hit, the shutdowns delayed the site permit approval process with the city of Austin, so when we did obtain the permit, it was at the start of the golden-cheeked warbler nesting season, March-September,” said Cathy Hale, spokesperson for Ash Creek Homes.
The site is surrounded by the Balcones Canyonland Preserve where the endangered golden-cheeked warbler lives. The bird is federally protected.
The Heights at Vista Parke broke ground in September 2020, instead of early 2020, as originally planned. The 7-acre tract at 12001 Vista Parke Dr. is near Home Depot.
“Once we broke ground, construction moved smoothly; however, it took five months for us to obtain building permits from the city, when historically it takes two months,” Hale said.
The recent slowdown in obtaining building supplies has also affected construction of The Heights.
“Obtaining supplies has been a daily challenge, but luckily we have a smart and nimble team that jumps through hoops to ensure we have the materials we need to keep construction moving,” Hale said. “We are fortunate to have customers that have been patient through all the delays we have experienced.”
The project is slated for completion a year from now.
“All homes are expected to be completed by early 2023,” she added.
The Heights at Vista Parke is 70 attached townhomes in 4-plex and 6-plex configurations with modern farmhouse architectural style.
Ash Creek has four different floor plans and each provides lots of natural light – two bedroom/two bathroom and two bedroom/two-and-a-half bathroom configurations. Townhomes are from 1,500-square-feet to 1,800-square-feet.
As of a month ago, 56 of the 70 homes were sold with 14 remaining to be sold, Hale said. The price of the homes range from $300,000 to $500,000.
The complex will include an amenity center, park, dog park, nature trail and Hill Country views.
Aside from The Heights at Vista Parke, Ash Creek Homes has a boutique 42-home community in Lakeway under construction called The Point at Rough Hollow. The builder also expects to break ground on a project in Cedar Park later this year.
