2222 Station plans to add eateries, shops, offices

A new 19,000-square-foot commercial development called 2222 Station is expected to open in spring 2017 at 10815 RM 2222 and owners are targeting an upscale restaurant, other eateries, retailers and offices.

The 5.16 acre lot, which is currently vacant, was purchased by C. Lee Family Corporation, a family-owned development company, on April 23, 2015, from Capella Commercial River Place LLC. The project is in the pre-leasing stage with Retail Solutions acting as the leasing agent.

“We hope to have construction of the shell building done by December 2016 and tenant improvements and occupation by early spring of 2017,” said Dennis Chia of C. Lee Family Corporation.

Chia said he and his family moved to the River Place area in August to manage the development and future management of the property. His children now attend Vandegrift High School.

“The vision is to grow with the community and the project,” Chia said. “We intend to develop, build, populate and manage this property in Austin.”

He said 2222 Station will feature more than 9,000-square-feet which can be used for an upscale restaurant and also some fast casual restaurants. He said more than 10,000-square-feet will be allocated for retail, professional office space and other professional services. He envisions eight to 10 tenants.

“We feel that with a focus on communal needs, the 2222 Station will (offer) convenience to the local families supported by small and medium enterprises, generate local jobs and serve the requirements of the Four Points community,” Chia said.

The development will be located next to a School in the Hills Montessori campus and Chia said he wants to create a family-friendly environment at 2222 Station.

“We will have a playscape on site for those parents who are waiting to pick up their children from the Montessori school adjacent to our property,” he said.   

He said his company selected the location after doing market research on the area. He liked that Four Points is a prosperous community with homes built within the last decade or so, and that it has a low percentage of high density housing. He said he also has heard many accolades about Austin, such as ranking among the top cities for young people, families and entrepreneurs, and the city being one of the fastest growing in America.

A demographic snapshot shows that the 2014 population was 21,553 in the three-mile radius of the 2222 Station site. It also shows the average annual household income was $123,299 in 2014 within that radius.

“Four Points is one of the areas in northwest Austin that seems to be the right fit for us,” Chia said. “Austin is a city in growth and our plan is to grow together with Austin. This parcel of land at River Place is one of the last few desirable plots for a development of our size. Its natural elevation is slightly above the roadway and has excellent line of sight.”

He said any business who occupies the premise will be highly visible to the nearly 38,000 passing vehicles on RM 2222 on a daily basis. Available retail space ranges from 1,200 – to 19,000-square- feet.

Chia said the architect for the project is Enviroplan, the company that designed the 90-acre Oaks at Lakeway retail shops project. The civil engineer is Jones & Carter, an Austin firm that developed all six phases of the original 23-acre site at River Place.
