Center at Four Points nears full occupancy

With only one pad site remaining, the Center at Four Points is almost fully occupied, said Will Majors, managing principal at SRS Real Estate Partners, the project’s leasing and selling agent.

“One pad site, that is behind Chick-fil-A, is the last site that we have available in the entire center,” he told the Four Points News on Sept. 1. “Everything else is 100% spoken for.”

That available site is about 1.9 acres, Majors said.

The Watershed Car Wash opened two weeks ago in the complex, joining Starbucks Coffee Company and Floors Next Day that opened in its first multi-tenant building, as well as Bliss Nail Bar and Dog Haus Biergarten Four Points now open in its second building. Chick-fil-A, Chipotle Mexican Grill and Panda Express opened several months ago. 

A Mayfield Dairy Queen, expected to be located next to the car wash, is set to open Jan. 1, its ownership group told the Four Points News on Sept. 2.

IHOP restaurant has pushed back its opening until mid-October, Majors said, with Chili’s Grill & Bar slated to open this spring. Discount Tire, Roosters Men’s Grooming Center, Little Sunshine’s Playhouse & Preschool and Verizon Wireless are also anticipated to join the new shopping center in the first quarter of 2021, with Staybridge Suites’ opening to be determined, he said.

“Things are a little bit slow on the retail front now with COVID,” Majors said about interest in the remaining tract. 

One shopping center entrance off RM 620 remains blocked off and he said he thought that was due to the construction of curb cuts.

According to Majors, the project broke ground about 18 months ago and he said he hopes to sell the last pad site at some point in the next six months, with the 27-acre project’s timeline spanning three to four years.

“Obviously, it creates a very captive audience for the retail which is great,”  Majors said of the new office complex now under construction. “And, in today’s retail world where there isn’t really a whole lot of big-box major retailers doing a lot of new transactions, it just worked out great for the development to be able to do some office product in the back of the project as opposed to big-box retail.”
