Center at Four Points to feature IHOP, Chick-fil-A, Chipotle

Popular chains including International House of Pancakes, Chick-fil-A and Discount Tire all confirmed they will be tenants in the new Center at Four Points, which is  under construction on 27 acres off RM 620 at Vista Parke Drive near Home Depot and across from Rudy’s Country Store and BarB-Q in Four Points.

The Center at Four Points known as Parke 27 just a couple of weeks ago before it changed its name is also to feature Chipotle and Panda Express, the signage reflects. Additionally Watershed Car Wash, Little Sunshine’s Playhouse & Preschool, Verizon, and Staybridge Suites lodging are slated to join the new shopping center, according to Logan Malone, marketing coordinator at SRS Real Estate Partners.

The 2500,000-square-foot mixed-use development will feature approximately 125,000 square feet of office space, a hotel and multiple multi-tenant retail buildings and pad sites, SRS states.

IHOP

Four Points residents may be dining at pancake institution IHOP in just over a year from now.

Austin Lewis, IHOP public relations analyst, confirmed the eatery is tentatively scheduled to open in late March or early April of 2020. All of the IHOP restaurants are franchised as will be the new Four Points location.

Chick-fil-A

Chick-fil-A is set to open a Four Points franchise in early 2020 and the company is “excited for the opportunity to serve the customers that live, work and travel in the western part of Austin,” said Jessica Ferrell of Chick-fil-A’s external communications department.

“We are always evaluating potential new locations in hopes of serving existing and new Austin customers great food with remarkable service,” she said in an email to Four Points News.

Discount Tire

Wheel and tire dealer Discount Tire will open a shop in the Four Points development in April of 2020, representative Mary Newsome said.

The specific location was selected for the company’s next store since it is “a high traffic and growing area,” with the Four Points site chosen for its plentiful residential neighborhoods nearby, Newsome said.

“We want to be known as ‘the local tire dealer,’” she added.

Discount Tire has 1,024 stores in 35 states, she said, with Austin being a “key market” and “area of focus” for the business. All of the stores share a similar design and the Four Points shop is planned to include 7,373 square feet of space, incorporating a showroom as well as customer and bay areas, Newsome said.

Each Discount Tire store typically employs 15-20 full- and part-time employees, with the Four Points location looking to hire from the community, she said.

The Center

These tenants were announced Feb. 6 by SRS, the Dallas-based retail service agency that is marketing and brokering the sale of the Center at Four Points.

GDF Realty Investments, LLC, sold the property to an affiliate of the Ferber Company, a national real estate development and investment company based in Ponte Vedra Beach, Fla., the release said.

“The Center at Four Points presented an opportunity for the investor in an underserved market that has traditionally been very challenging for development,” said Will Mayors, senior vice president and market leader of the SRS Austin office. “Positioned with great visibility along (RM) 620 and Vista Parke Road, the acquisition serves to continue the expansion of other businesses, restaurants and retailers that have recently executed leases and contracts.”

Formerly known as Parke 27, the Center at Four Points is under construction on RM 620 at Vista Parke Drive and is quickly filling with tenants including pancake icon IHOP.
